1. Acceptance of Terms

By accessing or using the Patricia Real Estate website ("Site", "Service"), you agree to be bound by these Terms and Conditions ("Terms"). If you do not agree with any part of these Terms, you must not use the Site.

These Terms apply to all visitors, proxy renters, proxy providers, and anyone else who accesses or uses the Site. By submitting a listing, sending an enquiry, or otherwise interacting with the Site, you confirm that you have read, understood, and agreed to these Terms.

2. About the Service

Patricia Real Estate is an online marketplace that enables property service providers ("Providers") to list their property services for free, and enables individuals and businesses ("Renters") to discover and enquire about those services.

Patricia Real Estate acts solely as a platform and intermediary. We are not a party to any agreement formed between a Provider and a Renter. We do not own, operate, manage, or control any property service listed on the Site.

3. Eligibility

You must be at least 18 years old to use this Site. By using the Site, you represent and warrant that you are at least 18 years old and have the legal capacity to enter into a binding agreement.

If you are using the Site on behalf of a business or organisation, you represent that you have authority to bind that entity to these Terms.

4. Proxy Listings

4.1 Provider Responsibilities

Providers who submit listings to Patricia Real Estate represent and warrant that:

• All information provided in the listing is accurate, complete, and not misleading.
• They own or have the lawful right to offer the property service described.
• The property service complies with all applicable laws and regulations.
• They will honour the pricing, availability, and specifications stated in their listing.
• They will respond to legitimate enquiries in a timely and professional manner.

4.2 Listing Content

By submitting a listing, you grant Patricia Real Estate a non-exclusive, royalty-free, worldwide licence to display, reproduce, and distribute the listing content on the Site and in promotional materials. You retain ownership of the content you submit.

4.3 Removal of Listings

Patricia Real Estate reserves the right to remove any listing at any time, without notice, if we believe the listing violates these Terms, is fraudulent, misleading, or otherwise harmful to users of the Site.

5. Acceptable Use

You agree to use the Site only for lawful purposes and in a manner that does not infringe the rights of others. You agree to:

• Provide accurate information when submitting listings or enquiries.
• Treat other users, Providers, and Patricia Real Estate staff with respect.
• Use any property services you obtain through this Site in compliance with the Provider's terms of service and all applicable laws.
• Not attempt to gain unauthorised access to the Site, its servers, or any related systems.

6. Prohibited Uses

You must not use the Site or any property services found through the Site for any of the following purposes:

• Any illegal activity, including hacking, fraud, identity theft, or any activity that violates applicable law.
• Sending unsolicited communications (spam).
• Distributing malware, viruses, or other harmful software.
• Scraping, harvesting, or extracting data from websites in violation of those sites' terms of service.
• Circumventing geographic restrictions on content where doing so is unlawful.
• Harassment, abuse, or harm directed at any individual or group.
• Violating intellectual property rights of any third party.
• Any activity that disrupts, interferes with, or places an unreasonable load on the infrastructure of any third party.

Patricia Real Estate reserves the right to report suspected illegal activities to law enforcement authorities.

7. Disclaimers

THE SITE AND ALL CONTENT ARE PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED.

Patricia Real Estate does not warrant that:

• The Site will be uninterrupted, error-free, or secure at all times.
• Any proxy listing is accurate, up to date, or that the described service will be available.
• Any property service obtained through the Site will meet your requirements or expectations.

Patricia Real Estate is not responsible for the quality, legality, reliability, or suitability of any property service listed by a third-party Provider. All transactions and agreements are strictly between the Renter and the Provider.

8. Limitation of Liability

To the fullest extent permitted by applicable law, Patricia Real Estate and its owners, operators, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from:

• Your use of or inability to use the Site.
• Any property service obtained through the Site.
• Unauthorised access to or alteration of your transmissions or data.
• Any content, conduct, or activity of any third party on the Site.

In no event shall Patricia Real Estate's total liability to you for all claims exceed £100 (one hundred pounds sterling) or the amount you have paid to Patricia Real Estate in the 12 months preceding the claim, whichever is greater.

9. Third-Party Links & Providers

The Site may contain links to third-party websites and services. These links are provided for your convenience only. Patricia Real Estate has no control over the content or practices of third-party sites and accepts no responsibility for them. Accessing third-party links is entirely at your own risk.

Any contract for property services is formed directly between you and the relevant Provider. Patricia Real Estate is not a party to such contracts and accepts no liability in connection with them.

10. Intellectual Property

All original content on the Site — including but not limited to the website design, layout, graphics, and text authored by Patricia Real Estate — is the intellectual property of Patricia Real Estate and is protected by copyright and other applicable laws.

You may not reproduce, distribute, modify, or create derivative works from any Patricia Real Estate-owned content without our prior written permission. Listing content submitted by Providers remains the property of the respective Provider.

The site's source code is published under an open-source licence on GitHub. Use of the code is subject to the terms of that licence.

11. Indemnification

You agree to indemnify, defend, and hold harmless Patricia Real Estate and its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, costs, or expenses (including reasonable legal fees) arising out of or in any way connected with:

• Your use of the Site or any property services found through the Site.
• Your violation of these Terms.
• Your violation of any applicable law or the rights of any third party.
• Any content you submit to the Site.

12. Governing Law & Jurisdiction

These Terms shall be governed by and construed in accordance with the laws of England and Wales. Any disputes arising under or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.

If you are a consumer in another jurisdiction, you may also have rights under local law which these Terms do not override.

13. Changes to These Terms

Patricia Real Estate reserves the right to modify these Terms at any time. The "Last updated" date at the top of this page will reflect any changes. If you continue to use the Site after any changes are posted, you accept the revised Terms. We encourage you to review these Terms periodically.
